ALEX Labs just completed analysis of all Austin MLS single family sales reported to the Austin Board of Realtors for March 2024. In about 60 seconds know more about the Austin MLS real estate market than almost anyone! 

In the Austin MLS for March 2024, there was a significant number of sales with an uptick from the previous month but a slight decline year over year. The sales were below the predicted trend increase. The median sales price per square foot was stable month-over-month, while the median discount deepened, and homes sold faster than in the previous month.

  • Up 25% from the previous month. Down 2% from the same month last year.

Predicted a 32.4% INCREASE from the previous month.

  • Sales Net of Monthly Trend: A 7.4% NEGATIVE difference in actual vs predicted sales.

$1,500,716,644 total net sales volume:

  • Up 30% from the previous month. Up 1% from the same month last year.

NET SALE PRICE:

$567,722 average:

  • Up 4% from the previous month. Up 3% from the same month last year.

$253 per square foot average:

  • Up 2% from the previous month. No change from the same month last year.

$434,490 median:

  • No change from the previous month. No change from the same month last year.

$216 per square foot median:

  • No change from the previous month. Down 1% from the same month last year.

LIST PRICE:

$589,961 average:

  • Up 4% from the previous month. Up 2% from the same month last year.

$262 per square foot average:

  • Up 2% from the previous month. No change from the same month last year.

$450,000 median:

  • No change from the previous month. Down 2% from the same month last year.

$224 per square foot median:

  • No change from the previous month. Down 2% from the same month last year.

DISCOUNT FROM LIST PRICE:

6.7% average discount:

  • Down 15% from the previous month. Down 35% from the same month last year.

3.7% median discount:

  • Down 26% from the previous month. Down 40% from the same month last year.

DAYS FROM LISTING TO ESCROW:

81 average days on market:

  • Down 13% from the previous month. Up 2% from the same month last year.

46 median days on market:

  • Down 30% from the previous month. Down 18% from the same month last year.

LUXURY INSIGHTS:

$8,000,000 high net sale:

  • Up 6% from the previous month. Down 14% from the same month last year.

$2,802 per square foot high net sale:

  • Up 179% from the previous month. Down 10% from the same month last year.
