ALEX Labs just released its Lakeway Monthly Report for May 2023. The Report is the only known published source of Net Sale Price. It provides a Summary Statistical Table providing month reported, prior month and same month reported in the prior year. It also includes 10 Charts tracking key statistics over the prior 25 months to easily visualize trends. And the Report tracks Cumulative Days on Market to identify total days on market for listings.

KEY FINDINGS MAY 2023

Cumulative Days on Market fell to about one week
Discounts from Sale $ are continuing to decrease
# of Sales and Total Sales $ dropped April to May but the drop is consistent with prior year drop April to May
Net Sale $ per SF and List $ per SF inched up April to May
High List $ and High Net Sale $ fell slightly April to May

DEFINITIONS

“Cumulative Days on Market (CDOM)” defined by Austin Board of Realtors “… (Is) tied to the Parcel ID number or address. This counts when a listing is in an active status or active available to show. CDOM does not calculate in any other status. The CDOM count will carry over from a previous listing if the property has been off the market for less than 90 days. If the property is off the market for more than 90 days, or the listing is marked Sold/Leased, the CDOM will reset with a new listing. Each property type is calculated separately…”

“Net Sale Price” is the Closing Price LESS Buyer closing costs paid by the Seller; and LESS Property repairs requested by Buyer and paid by Seller
