LEANDER DEEP DIVE SUMMARY 

June 2023 vs May 2023:

  1. The number of sales has decreased by 6%, while the total Net Sales* in dollars fell by 5%.
  2. Properties are selling faster, with the average cumulative days on the market decreasing by 13%, and the median dropping by 4%.
  3. The average Net Sale Price* of properties increased by 1%, while the median Net Sale Price* rose by 5%.
  4. The average listing price remained the same, whereas the median listing price went up by 4%.
  5. Sellers are getting slightly less than their asking price, with the average percentage Net Sale Price* below list price down by 8%, and the median Net Sale Price* below list price down by 14%.

June 2023 vs June 2022:

  1. There were 25% fewer sales, and the total Net Sales* in dollars fell by a significant 34%.
  2. Properties are taking much longer to sell. The average cumulative days on the market skyrocketed by 317%, and the median increased by a whopping 286%.
  3. The average Net Sale Price* decreased by 12%, with the median net sale price down by 10%. The Net Sale Price* per square foot also fell by 17% for both averages and medians.
  4. The average listing price dropped by 8%, and the median decreased by 6%. The price per square foot listed also decreased by 12-14%.

Overall, compared to the previous month and the same month last year, the market in June 2023 has slowed down with fewer sales, lower Net Sales Price* and listing prices, and properties taking longer to sell. Sellers are also getting less than their listing prices.
