JULY 2023 INSIGHTS

  1. Market Momentum: The market has witnessed positive momentum in terms of sales from June to July 2023 (month-over-month or “MOM”) although the year-over-year (“YOY”) statistics show a slight softening.
  2. Pricing Strategy: The significant difference between the net sale and list prices, especially the discounts, suggests that sellers might be pricing their properties optimistically. Buyers seem to be negotiating for better deals.
  3. Seasonal Trends: Comparing July 2023 to July 2022, there’s a notable increase in homes’ time on the market, which might indicate a buyer’s market or a seasonal trend where properties tend to remain listed for longer.
  4. Significant Changes: The dramatic increase in the cumulative days on the market year-over-year is a significant change.

JULY 2023 SOLD STATISTICS 

  1. Number of Sales: July 2023 witnessed a total of 119 sales, marking an 11% MOM increase and a slight 2% YOY decrease.
  2. Total Net Sales: The total net sales amounted to $47,916,650, a 9% growth from the previous month. Yet, there’s an 8% decrease from the same period last year.
  3. Days from Listing to Escrow: The median days on market stood at 35 days, which is down 5% from the previous month. On average, homes remained on the market for about 83.94 days in July 2023, which is 3% less than June 2023.
  4. Net Sale Prices: The median sale price was $359,990, which is a 2% decline MOM and YOY. Homes, on average, were sold for $396,051, which is 2% less than June 2023 and 8% less than July 2022.
  5. Highest Net Sale Price: The highest-priced home was sold for $849,427, a 22% increase from June 2023 and a 9% increase from July 2022.
  6. Highest Net Sale Price per SF: Its price per square foot was $268, no change from the previous month.
  7. List Price: Homes had a median list price of $369,000, which is a 2% decrease from June 2023 and 8% from July 2022. Homes were listed at an average of $410,774, which is 2% less than June 2023 and 4% less than July 2022.
  8. Net Sale Price Discount from List Price: The median discount stood at 4.8%, marking a 9% increase from the previous month, while there was no change when compared to July 2022. The average discount was -8.0%, which indicates a 14% increase in the discount from June 2023.
