Properties, on average, were priced slightly lower than their June 2023 listings, and they took considerably longer to sell compared to July 2022. This indicates a slowdown. - Total Sales: 61 sales, marking a decline of 36% from June 2023 and an increase of 9% from July 2022.
- Total Net Sales Volume: $34,416,552, showing a decrease of 43% month-over-month (MOM) and a decline of 7% year-over-year (YOY).
2. Days from Listing to Sale
- Median Cumulative Days on Market: 46 days, a 40% reduction from the previous month but increased by a substantial 171% compared to July 2022.
- Average Cumulative Days on Market: 80 days, decreasing by 31% from June 2023 and up by a staggering 179% from July 2022.
3. Net Sale Price
- Median Net Sale Price: $488,527, reflecting a 9% drop from the previous month and a significant 23% decline YOY.
- Median Net Sale $ per Square Foot: $213, down by 4% from June and down 15% compared to July 2022.
- Average Net Sale Price: $558,164, which is an 11% decrease MOM and down by 16% YOY.
- Average Net Sale $ per Square Foot: $217, a decrease of 8% MOM and down by 19% year-over-year.
4. High-End Market
- Highest Net Sale Price: $1,499,900, a drop of 28% from the prior month and 4% moderate decline YOY.
- Highest Net Sale $ per Square Foot: $340, a significant decrease of 28% MOM and a drastic decline of 54% year-over-year.
