BUDA SUMMARY

  1. Number of Sales: The number of sales slightly decreased by 1% from May 2022, and it was 10% less compared to June 2021. This suggests a slowdown in the number of transactions in the real estate market
  2. Total Net Sales: There’s a 6% increase in total net sales from the prior month (May 2022), but this is still down by 15% compared to the same month last year (June 2021). Despite the number of sales dropping, the total value of properties sold has increased from the previous month
  3. Average & Median Cumulative Days on Market: Properties are selling faster compared to both May 2022 and June 2021. The average days a property stays on the market decreased by 19% from the previous month and rose significantly (340%) from last year. The median days decreased even more significantly from the prior month (down by 38%) and doubled from the previous year
  4. Average and Median Net Sale Price: Average net sale price increased by 7% from May 2022 but decreased by 6% compared to June 2021. The median net sale price saw a decrease from both periods, down 5% from May 2022 and 14% from June 2021
  5. Net Sale Price per Square Foot: Average and median sale prices per square foot increased from May 2022 but decreased from June 2021. The highest sale price per square foot, however, saw significant increases from both periods, indicating that some properties are seeing substantial price increases
  6. List Price: The average list price and price per square foot have increased from May 2022 and remained stable compared to June 2021. The median list price and price per square foot, however, have decreased from both periods
  7. % Net Sale Price Below List Price: On average, properties are selling for 6.7% less than their listed price, which is a 12% decrease from May 2022 and a significant 547% decrease from June 2021. The median property is selling for 2.8% less than the listed price, a 22% decrease from May 2022 and a huge decrease from June 2021
