  • The luxury market segment in Williamson has shown resilience and growth.
  • The highest net sale price was $3,000,000, marking a significant increase of 25% from August 2022.
  • The highest net sale $ per square foot stood at $555.00, reflecting an impressive year-over-year increase of 36%. This indicates a strong demand in the high-end market segment.

Positive Highlights:

  • Total sales and total net sales volume bucked Seasonal Trend with increases in both.
  • The median net sale $ per square foot increased by 1% from July.
  • The median net sale discount from the list price saw a decrease of 4%, while the average remained stable, showing no change.

Areas of Concern:

  • In summary, while the luxury segment in Williamson County for August 2023 is showing promising growth, the broader market is experiencing some challenges, especially in terms of sale prices and the time properties spend on the market.

  • Median Net Sale $ per Square Foot: $217.00, a 1% uptick from July and a decrease of 8% YOY.
  • Average Net Sale $ per Square Foot: $222.76, a modest 1% rise from July, but a 9% drop YOY.

4. Net Sale Price:

  • Median Net Sale Price: $449,098, a 4% increase from July, but an 8% decline YOY.
  • Average Net Sale Price: $516,725, up by 3% from July, but down by 7% YOY.

5. High-End Market:

  • Highest Net Sale Price: $3,000,000, a 5% decrease from July, yet a remarkable 25% increase from August 2022.
  • Highest Net Sale $ per Square Foot: $555.00, down by 22% from July, but up by a significant 36% YOY.
