SUMMARY Eight years ago, Mark IV Capital purchased a 66-acre plot near Interstate 35 and the State Highway 45 toll road for a project known as The District.Market conditions initially delayed the project’s execution.Mark IV Capital is significantly expanding the scope of The District project due to favorable market conditions.The original proposal’s size is being tripled to capitalize on current opportunities.Developers achieved a crucial milestone by securing approval from the Round Rock City Council for an amended development agreement.This approval sets the stage for construction to commence by the beginning of 2025.The project, now estimated at a $500 million investment, is projected to encompass 3 million square feet of development.At full buildout in 2039, The District is expected to generate a minimum of 5,000 jobs.The original plans entailed 1 million square feet of development and a $200 million investment.The initial phase of vertical development will feature a 320-unit, 270,000-square-foot multifamily building.This building will incorporate 15,000 square feet of retail space.The project’s focal point is an urban village at the property’s center, emphasizing amenities such as retail outlets and a hotel.
