INSIGHTS & TRENDS The increase in properties’ cumulative days on the market suggests that houses are taking longer to sell compared to the previous year. This could be influenced by various external factors such as economic conditions or buyer sentiments in the region.While the number of sales has increased, the average and median sale prices have seen a decline year-over-year. This might indicate that buyers are looking for more affordable options in the county, or sellers are adjusting prices to meet the market demand.The noticeable drop in high list and sale prices points towards a slowdown in the luxury or high-end property market.Seasonal trends might also be impacting the market. The median net sale price declined by 10% year-over- year.High Net Sale Price: Properties on the higher end of the market saw a decrease, with the top net sale price at $800,000, down by 30% from June. The top net sale price declined by 32% compared to July 2022.List Prices: The median list price increased by 5% increase from June to $398,998 in July. The median list prices decreased by 11% year-over-year.Highest List Price of Properties Sold: The highest list price dropped to $948,900, a 17% decrease from June. Compared to July 2022 it declined by 28%.Net Sale Price Discount from List Price: The median percent discount was 6.3%.
