AUGUST 2023 INSIGHTS Seasonal Trends: Contrary to the expected Seasonal Trend of a slight decrease in number of sales, there was a 5% increase in total sales from July.Contrary to the expected Seasonal Trend of a slight decrease in total net sales volume, there was a 8% increase in total net sales volume from July. Luxury Insights: The luxury market segment in Williamson has shown resilience and growth.The highest net sale price was $3,000,000, marking a significant increase of 25% from August 2022.The highest net sale $ per square foot stood at $555.00, reflecting an impressive year-over-year increase of 36%. This indicates a strong demand in the high-end market segment. Positive Highlights: Total sales and total net sales volume bucked Seasonal Trend with increases in both.The median net sale $ per square foot increased by 1% from July.The median net sale discount from the list price saw a decrease of 4%, while the average remained stable, showing no change. Areas of Concern: In summary, while the luxury segment in Williamson County for August 2023 is showing promising growth, the broader market is experiencing some challenges, especially in terms of sale prices and the time properties spend on the market. Let’s dive into the Williamson County real estate market data for July 2023. INSIGHTS & TRENDS Summary: While Williamson County’s real estate market has seen some declines in terms of sales and prices, certain high-end properties have seen increased listing prices. However, it’s worth noting the considerable increase in the time properties spend on the market compared to last year. Buyers seem to have more negotiating power, as evidenced by the increased discount from list prices.Seasonal Trends: Historically, the summer months have been busy for real estate, but the decrease from June to July suggests a potential slowdown this year.Significant Changes: The most significant change observed is in the cumulative days on the market. Homes took considerably longer to sell this July compared to last year. This could indicate either an oversupply of properties or a decrease in buyer demand. KEY FINDINGS 1. Market Overview: Sales: The market saw 817 sales in July, which marks an 18% decrease from June 2023 and is down by 9% from July 2022.Total Net Sales: $413,275,266. This figure represents a 20% drop from June and 17% less year-over-year, ie-July 2023 vs July 2022 (YOY) . 2. Average & Median Net Sale Stats: Cumulative Days from List to Escrow: 55.05 average days, a notable 18% improvement from June. The 28 median days on the market was a modest 4% increase from the prior month and a significant 180% surge from last year.Net Sale Price: The average $500,511 is a minor 3% reduction from the previous month and a 10% dip year-over-year. The $220 average sale price per square foot was down by 1% both monthly and yearly. The median values followed a similar trend, with the median sale price at $430,000 (down 4% monthly and 13% annually) and $214 per square foot.Highest Net Sale Price: The most expensive property was sold for $3,145,000, a 38% monthly increase but a significant 50% decline from last July. This $712 price per square foot is a monthly rise of 51%, but a stark 67% yearly reduction. 3. Average & Median Listing Stats: Average Listing Price: Properties were listed for an average price of $517,691 (a 3% monthly decrease and a 7% annual decline). The price per square foot averaged at $227.Median Listing Price: Median values were $449,900 for the listing price (down 2% from June and 9% from last year) and $220 per square foot.Highest Listing Price of a Home Sold: The priciest property that sold was listed at $3,499,990, which is a 25% increase from the prior month, yet a 44% yearly decrease. Its price per square foot was $792, up 47% from June, but a dramatic 64% dip from July 2022. 4. Net Sale Price Discount From List Price: Average Discount: Properties, on average, sold for 5.9% less than their listing price, showing an 8% monthly increase in discount and an astounding 372% annual increase.Median Discount: The median discount from the listing price was 3.8%, with a 3% monthly increase, but interestingly no change from last July.
