Let’s dive into the Buda real estate market data for July 2023.JULY 2023 INSIGHTS Market Overview: While the general Buda real estate market shows some signs of slowing, there are distinct segments, such as the high-end market, showing resilience or even growth.Slower Summer Sales: Typically, the summer months, especially June and July, see increased real estate activity in many markets. However, in Buda, we observe a significant decline in the number of sales and total net sales value in July 2023 compared to June. This might indicate that while summer started strong in June, there was a slowdown as the season progressed.Increased Days on Market: The increased cumulative days on the market, both on average and median values, suggest that homes are taking longer to sell during this season.High-End Market Boom: The high net sale price and high list price both increased considerably compared to the previous month and year. This suggests that high net worth families are finding Buda and there are new developments driving up prices.Stabilizing List Prices: While the sales prices have seen some decline, the average and median list prices per square foot have remained relatively stable or shown slight increases from June 2023. JULY 2023 SOLD STATISTICS Market Trends: Number of Sales: Sales in July decreased to 59, which is a 24% reduction from June 2023 (MOM) and a 14% year-over-year (YOY) decrease from July 2022.Total Net Sales Volume: The total net sales volume was $28,956,176, dropping by 26% MOM and by 24% YOY.Days from Listing to Escrow: Homes spent an average of 57 days on the market, which is a slight decrease of 1% from June 2023. The 35 median days on the market was a 46% MOM increase. Net Sale Price Discount from List Price: The average discount was 2.6%. The 2.9% median discount from the list price was a slight 1% increase from the previous month but no change from July 2022.Net Sale Price: The average selling price was $467,907. The $380,836 median net sale price decreased by 7% from the previous month and by 23% from July 2022. The median price per square foot was $204, which is a 1% decrease from June 2023 and a 14% decrease from July 2022.High Net Sale Price: The highest price for a home sold in July was $1,985,663 and up 24% MOM up 43% YOY.List Price: The $214 median list price per square foot was virtually unchanged MOM from June 2023 but down by 7% from July 2022.High List Price: The highest list price for a home sold in July was $2,042,000, which is an increase of 3% from the previous month and a substantial 51% increase from July 2022. This suggests a slowdown in the number of transactions in the real estate marketTotal Net Sales: There’s a 6% increase in total net sales from the prior month (May 2022), but this is still down by 15% compared to the same month last year (June 2021). Despite the number of sales dropping, the total value of properties sold has increased from the previous monthAverage & Median Cumulative Days on Market: Properties are selling faster compared to both May 2022 and June 2021. The average days a property stays on the market decreased by 19% from the previous month and rose significantly (340%) from last year. The median days decreased even more significantly from the prior month (down by 38%) and doubled from the previous yearAverage and Median Net Sale Price: Average net sale price increased by 7% from May 2022 but decreased by 6% compared to June 2021. The median net sale price saw a decrease from both periods, down 5% from May 2022 and 14% from June 2021Net Sale Price per Square Foot: Average and median sale prices per square foot increased from May 2022 but decreased from June 2021.
